shell

It all starts with a successful construction of the shell, which is insulated and sealed to a high standard. The masonry usually consists of a clay brick (Termoarcilla - stone similar to Poroton), or a stone made of aerated concrete (Ytong), which regulates the indoor climate. Reinforced concrete belts, window/door lintels and joints of the concrete ceiling panels are provided with suitable insulation in the outer wall area/connection. This construction insulates the transitions between brick and concrete part in such a way that an even passage of temperature through the wall is guaranteed. This prevents the occurrence of condensation and mold growth. The horizontal moisture barrier under the entire masonry solves one of the major problems when building a house on Mallorca: rising damp from the ground! The roof is provided with an external insulation of at least 10 cm and a suitable sealing/blocking, as well as a monk and nun roof tile covering typical of the country. The windows are professionally installed and sealed.
